How  we work :

An initial consultation will be arranged where we meet potential clients at their property to discuss  their ideas, gain a clear understanding of their requirements, identify and agree the budget, and explain the process stage by stage which will need to be undertaken to achieve a successful project.
Finally address any questions which may arise from the discussions.
A fee proposal would subsequently be prepared, based on the agreed requirements, for approval.

 

 

If appointed on the project the following activities would be then undertaken on the client's behalf :

1. Site survey

Carry out a measured survey of the property in order to produce scaled plans, sections and elevations in electronic format which would form the template for the project moving forward.

2. Feasibility and Design.

Working closely with the client prepare design options noting any site restrictions to ensure it is feasible, functional and financially viable before agreeing the preferred scheme to move forward with.

3. Planning application

Prepare a package of information (drawings / documentation / application forms) and make the submission to the Local Council.

4. Building Regulation Approval.

Prepare a package of information (architectural drawings / application forms etc), co-ordinate and integrate information received from other consultants as required, and make the submission to the Local Council or independent Approved Inspector.

6. Tender Process and Contractor Appointment.

Prepare a full tender package, (detail construction drawings /specifications / schedules) to allow contractors to return accurate tender prices.

7. Project Management : Site meetings and inspections

Follow the building works on site on the client’s behalf from the start date through to completion of the project with regular site meetings and visits. Monitor progress and quality of the workmanship, and resolve any technical and design issues that may arise in agreement with the client.

8. Project Management - Contract administration

  1. Record any formal site meetings in the form of minutes and distribute to all parties, monitor cost control and payments to contractor so the client is aware of the projected final costs of the project throughout the works.
    Agree the final account with the contractor on completion of the project.

Consultants:
It is usually necessary to involve other consultants on a project and we have developed an excellent working relationship with a
number of structural engineers, independent building inspectors and party wall surveyors over the years who are readily available
if their services are required.

Contractors:
We also have a number of trusted contractors we work closely with on a regular basis to ensure we deliver successful projects and
who feature regularly on our tender lists to ensure pricing is competitive.
We are also willing to work with any contractors a client may prefer to appoint on their project.
